For general contractors

You sit in the middle. The numbers should too

As a general contractor you carry the risk between the client and the subcontractors. AIMZ keeps both sides of the ledger in the same forecast – claims out to the client, claims in from subcontractors – and calculates target sum, incentive and sharing automatically.

The challenge

The margin lives in the gap between two contracts

A general contractor rarely makes money on the building work alone. The result is decided by whether what the subcontractors notify actually makes it out to the client – and by whether the contract mechanics are calculated correctly. Both are hard to keep track of in a spreadsheet.

Claims that stop with you

A subcontractor gives notice, but the claim onward to the client is never sent – or sent too late. The difference becomes yours, and is discovered at final settlement.

Contract mechanics in a spreadsheet

Target sum, sharing and bonus caps are calculated in a tab nobody else understands. One formula error propagates through the whole project.

No overview of the subcontractor portfolio

Twenty contracts, each with its own changes and call-offs. How much actually remains per supplier is a calculation, not a number.

How AIMZ works

Built for the role in the middle

01

Both contract sides in the same chain

A change from a subcontractor and the claim you send on to the client are two sides of the same coin. AIMZ links them, so you see what you have taken in, what you have passed on – and what you are left with yourself when the difference is not recovered.

Collaborative contracts, target sum and incentive calculated for you

Collaborative contracts, target sums with sharing and bonus/malus models are easy to get wrong in a spreadsheet – and the error only surfaces at final settlement. AIMZ puts the sharing model into the forecast, so you see, as you go, what being under or over the target sum does to your result – not afterwards.

Control of subcontractor finances all the way through

Contract sum, changes, call-offs and invoiced amount per subcontractor – gathered in one place. You see how much remains on each contract before you approve the next invoice, and counterclaims are deducted where they belong, without anyone having to get the signs right.

Project types

Project types and contract forms AIMZ is set up for

The contract form is set per project, so collaborative, design-and-build and cost-plus work can sit in the same portfolio.

Collaborative contract with target sum
Sharing ratio, bonus cap and open book built into the forecast.
Design and build
NS 8407 with the change chain to the client and subcontractors in the same case.
Apartment blocks and low-rise housing
Several construction phases under the same portfolio, each with its own forecast.
Public buildings
Schools, kindergartens and healthcare buildings with requirements for documented change history.
Refurbishment
High rate of change, where notice deadlines decide the result.
Cost-plus work and framework agreements
Call-offs followed up as separate jobs against the agreed ceiling.
Infrastructure and civil works
Roads, rail and energy facilities – quantity-based contracts with index adjustment.
AIMZ puts us in a strong strategic position to face the future. The days of financial tracking in Excel are over, and we need to get on this train now.

Questions we often get

Does AIMZ support collaborative contracts with a target sum?

Yes. Target sum, sharing ratio and any bonus cap are entered on the project, and the effect on your result is updated every time the forecast changes. You see continuously what you are left with, not just at final settlement.

Can I see what I have taken in from subcontractors against what I have sent to the client?

That is the whole point of the change chain. Each subcontractor change can be linked to the claim to the client, and the difference that is not recovered is shown as a separate number you can act on.

We run open book with the client. Does that mean doing everything twice?

No. Because the costs are already registered with a source and linked to the invoice, the figures can be shared without anyone assembling a separate spreadsheet for the client.

What about projects that are pure design and build without incentives?

Then you use the same setup without the sharing model. The contract form is set per project, so a portfolio can hold collaborative, design-and-build and cost-plus projects side by side.
